Facilities Contractor

Job Type: Independent Contractor (1099)
Compensation: $30–$40 per hour (experience/scope dependent)
Schedule: Project-based; variable hours with occasional evenings/weekends
Location: On-site (Sanford, FL)

Overview

The Ritz Theater seeks a licensed, insured, and bonded Facilities Contractor to execute maintenance, repair, light custodial tasks, and small capital projects across the theater, annex, and administrative buildings. Work is issued via approved work orders with defined scope, service levels, and deliverables.

Scope of Services

  • Building Systems: Preventive and corrective maintenance for HVAC, electrical, plumbing, roofing, doors/hardware, and finishes.

  • Stage & Rigging Interface: Coordinate inspections/repairs with ETCP-certified riggers; support safe operation of fly systems, lifts, and related mechanicals.

  • Life-Safety & Compliance: Support NFPA/ADA/OSHA/Florida Building Code adherence; perform safety checks; document deficiencies and mitigations.

  • General Trades: Minor carpentry, drywall/paint, flooring touch-ups, lighting fixture replacement, leak tracing/mitigation.

  • Emergency Response: On-call support for urgent issues per agreed SLAs.

  • Light Custodial/Cleaning (as scoped): High-touch surface wipe-downs, minor spill response, event turn-over support (e.g., lobby/restroom resets, trash consolidation to dumpster), procurement/restocking of consumables, and periodic exterior touch-ups (entry glass spot-cleaning, gum/paper pickup).

  • Documentation: Estimates, change approvals, completion reports, and invoicing for each work order.

Note: Deep cleaning, carpet extraction, window washing at height, and full janitorial services are handled by separate vendors unless explicitly added to a work order.

Minimum Qualifications (Required)

  • Active Florida license: CGC, EC, CFC, or equivalent trade license aligned to services performed.

  • Current insurance and bonding; minimum $1M GL (per occurrence) and statutory Workers’ Comp (or exemption, as applicable).

  • 5+ years facilities or multi-trade experience in public assembly, institutional, or commercial environments.

  • Demonstrated code literacy (OSHA, NFPA, ADA, FBC) and safe-work practices (LOTO, fall protection).

  • Proven diagnostic ability and multi-trade coordination; professional references and project samples.

Preferred Experience

  • Historic structures and/or performing-arts venues.

  • CMMS or digital maintenance tracking.

  • Prior coordination with ETCP-certified rigging teams.

  • Event turn-over and front-of-house cleanliness standards.

Work Environment & Expectations

  • Active event setting with strict timelines and public-facing standards.

  • Protect historic finishes and maintain clean, safe work areas.

  • Response: Acknowledge urgent tickets within 24 hours; meet agreed completion dates and budgets.

  • Provide own tools, transportation, PPE, and basic cleaning supplies for light custodial scopes.

Compliance & Engagement Terms

  • Operates as an independent business with EIN; responsible for taxes, benefits, and equipment.

  • Provide current Certificate of Insurance (COI) naming Ritz Theater, Inc. as Additional Insured; Primary & Non-Contributory and Waiver of Subrogation preferred.

  • Background check required prior to onboarding.

  • Compensation: $30–$40/hour; Net-15 upon approved completion and invoice. Work is authorized solely via written work orders.​
